Fighting the potential nursery germs my eldest is trying to give me because I'd have to be actually dead to not go to tonight's EGM - and tbh, I'd still go even then! šŸ§µ
We have around 15 proxy votes before we even start + many people who will be attending.

The board called the EGM on our request and called it in less than 14 days, presumably so people couldn't attend.

We plan to replace the existing board, suggest we'll be starting the process for the MA to handover to a new MA + hopefully exposing their lies once and for all.

I have no external walls or insulation.
I live like this because of the negligence of others.
As quick as I clean it, it is back in 24-48 hours.
Don't fucking tell me this is my neglect.

Environmental Health and our RMC directors are coming to see our damp & mould tomorrow.

Honestly, I'm not happy about the latter coming in, but EH insist it's important we grant them access.

Anyone who believes group litigation is a solution to #endourcladdingscandal should take a look at this decision from the Supreme Court this morning.

The case concerns Google's alleged breach of the Data Protection Act 1998 for unauthorised tracking of iPhone user data in 2012.
2/9 Richard Lloyd -- backed by huge litigation funder Therium -- sought to issue a group claim against Google seeking damages on behalf of around 4 million affected users.

The claim was put on an "opt-out" basis, meaning people would be included without having to sign up.
3/9 Mr. Lloyd's case was that each individual user had suffered damage as a result of Google's activities, but that it was not necessary to prove the amount of damage for each individual user because they would all claim the same amount of damages.

So the #Budget sounded like it shd be good newsā€¦but unfortunately itā€™s not.

1) Itā€™s not news. The Ā£5bn figure for funding has been on the table for a year and has been roundly agreed to be wholly inadequate to address safety issues.

2) It doesnā€™t change the current criteria for accessing govt funding which only funds a small part of the array of essential remediation to make buildings safe. These arenā€™t optional extras - buildings cannot be signed off without the full set of works done.
3) Govt consistently stating that building owners are ā€œresponsibleā€ for ensuring buildings meet safety standards but not that they must meet those costs - is essentially writing a blank cheque from leaseholdersā€™ pockets. This does nothing to change that situation.

1/7 #forcedloans Horrified to see Homes England advertising for an 18 month fixed term employee to oversee development of loans for 11-18 metre buildings (advert here: homesenglandcareers.co.uk/search/657)
2/7 #forcedloans would see innocent leaseholders pay the full cost of cladding works, plus interest. That is unjust.

If there are any non-cladding defects, then leaseholders would have to stump up the full costs AND pay these loans. Work may still not get done.
3/7 Of course, we have only the sketchy details the government has given so far. But that limited detail suggests that #forcedloans will not work, for some or all of the reasons below.

If one person canā€™t pay do they go bankrupt? Then do all the other shares go up?
Then if this keep happening and there is one person left and they canā€™t pay what happens then?

In July this year, at the age of 65, I was so pleased to finally own my modest home, after 47 years of mortgage payments. In August this year, I am taking advice on 40% equity release in my home to help my child pay for building defects on a building they donā€™t own. 1/6
As a leaseholder they have no choice but to either pay up or become bankrupt. There is no way they have the huge amount of money required lying in bank accounts, they would have bought a better property if they had. Bankruptcy is not an option as their job is highly at risk. 2/6
If I release equity in my home, then as I age and likely need to go into care, the Government will have to fund that as I will have no capital left to pay. Whereā€™s the sense in that? It also leaves me with little to fall back on if my own home requires major repairs. 3/6

This is just making my blood boil! Since 2018 @salford_mayor and @AndyBurnhamGM were warning Govt there was a #BuildingSafetyCrisis and the #EndOurCladdingScandal was not restricted to ACM. They were told it wasn't in buildings over 18 metres as well. Then we had fires like
Barking, The Cube and others. When the Ā£1bn fund was announced they were told it wasn't enough and buildings in #GreaterManchester that had identified deficiencies at that stage could need 25% of it with the biggest known cost Ā£11m. Since then the problem has grown and grown.
There are thousands of residents trapped in homes they don't feel safe in. The true costs of fixing the problem just grow.
The failed regulatory system that allowed unsafe Cladding onto buildings also allowed developers and builders to cut costs and build without cavity barriers

At around 1 p.m. @BishopStAlbans will be asking what steps the government has taken to identify the number of leaseholders at risk of bankruptcy.
2/10 We can expect that the answer is "none" and to hear a a repeat of the same platitudes regarding Ā£5.1 billion of funding and its Ā£50/month #forcedloans scheme.

The question keeps the issue high on the political agenda and is likely to be a further embarrassment for the gov't
3/10 At around 2.40 this afternoon the Leasehold Reform (Ground Rent) Bill will have its Second Reading.

This will last about 3 hours. The purpose of the debate is to discuss the general principles of the bill.

Commons today debated housing parts of the Queen's Speech.

Gov't defeated Labour's motion to set a deadline of June 2022 to remove all cladding by majority of 138 (358-220).

Vote as expected, but there were some encouraging signs, discussed below.

The record shows 3 Conservative MPs abstaining.

SNP also abstained.

3/13 Main encouraging sign from today's debate is that more Conservative backbench MPs started to speak out on the issue, including that it's #notjustcladding

2/6 While youā€™re thinking about that MHCLG, on Tuesday you estimated the Building Safety Bill will apply to 13,000 >18 metre buildings. Multiplying that by Ā£2.27m per block gives Ā£29.5 billion, or nearly 6 times whatā€™s currently on offer.
3/6 Your estimate of buildings 11-18 metres with cladding requiring an EWS1 is 50,000. Assuming each costs 1/2 of a >18m building thatā€™s Ā£56.75 billion just on them. You may not have focussed on that because your planned #forcedloans dump that cost + interest on l-holders.

1/8 #QueensSpeech '21 is a mixed bag in terms of #EndOurCladdingScandal and for #leaseholdreform

As promised, the government has announced a bill to ban new ground rents. Commitments were made during the #FireSafetyBill debates last month to also look at forfeiture.
2/8 Implementing the rest of the Law Commission's recent reports on #leaseholdreform is expected to wait until later.

The balance of the package outlined important reforms on cheaper lease extension, easier Right To Manage and improving commonhold.

We need all these reforms.
3/8 As expected, the government also promises that the #BuildingSafetyBill is to be introduced this session.

We wait to see if the deeply unpopular Building Safety Charge is still included and how "high risk buildings" will actually be defined in the new law.

- In July 2017 we were told we were being tested for ACM3 cladding
- In Jan 2018 our managing agents told us 15-20% of our building was ACM3 cladding & needed to be replaced
- In 2018, building owner took us to court to clarify residents had to pay for the remediation & they won
- We were told to expect bills of Ā£5k each, then 10k, then 15k, then up to 25k, as costs went up and up
- one of our buildings started a Waking Watch, and residents were paying Ā£200 per month
- For 18 tireless months we campaigned in the media about the injustice
- In February 2019, we were told a finance solution had been found which meant residents wouldnā€™t have to pay for the ACM3 and HPL cladding remediation
- In July 2019 the work started
- I met with our MAs monthly to understand progress and communicate out to other residents

Part 1: Lack of sleep.
Going to bed and thinking "what happens if there is a fire and we don't wake up?".

Turn on all phone sounds in case neighbours call. Prepare "emergency" box with key valuables/docs in case we need to flee the flat. 2/18
Part 2: The tears.
And there were a lot of them from the minute we found out our building was not safe. #WakingWatch parked outside our front door the very next day.

We learnt we had same cladding as #Grenfell, missing cavity barriers, balconies are rubbish - the whole hog. 3/18

2/15 First and foremost, this is a failure of government. It has had nearly 4 years to identify and remedy buildings at risk.

It has failed to do so, instead preferring to push the problem onto anyone except itself and then standing idly by whilst others did the same.
3/15 Freeholders do not do the right thing. The freehold to this building is still owned by the developer, Ballymore.

Ballymore has not offered any meaningful contribution to the vast costs of removing cladding, instead dumping the costs on the taxpayer and its leaseholders

1/4 #EndOurCladdingScandal @Barrattplc reports this morning that it will pay a Ā£76.3 million dividend for the half year (bit.ly/2R1Hls2). That is nearly half the Ā£200 million a year the government proposed to raise from its new Developer Levy. Half. From one developer.
2/4 The trading statement also reports a Ā£163 million total hit to the bottom line from cladding & legacy issues. Around Ā£100 million of that appears to relate purely to defective concrete frames in buildings like Citiscape.
3/4 The government can and should go much further with the paltry Developer Levy. It should also reform the law to make it easier to hold developers to account. None of the people involved in the current mess will learn anything unless there are consequences for actions.

1/5 #FireSafetyBill reaches the end game.

@LordRoyKennedy has put down a motion that the Lords insists on keeping the amendment thrown out by the Commons earlier today.

That sets up a "double insistence" because it is the second time the Lords has offered the same amendment.
2/5 Neither House can insist on the same amendment twice.

If the Lords passes this motion and the Commons again rejects the amendment later today or tomorrow then the #FireSafetyBill will be lost.

3/5 If @LordRoyKennedy motion does go to a vote and is passed, it forces the gov't to choose between losing the bill or compromising to protect leaseholders.

This underlines how deeply the Lords feels on this issue. It is extremely rare for their to be double insistence.
