First, it’s welcome that FinCEN has recognized the opacity risks of CRE and issued guidance on identifying risky transactions. 👏👏

Hopefully new rules to prevent #RealEstate #MoneyLaundering due in April will cover both commercial and residential properties.
The alert also highlights the risks of pooled investment vehicles, where an individual’s stake is likely below banks’ reporting requirements. 👍

This loophole allows PEPs to fly below the radar by distributing their investment across multiple funds.🪆

In 2006 I had been building mid to high end homes, about 100 per year. At 29 years old I was flying high, had just missed being on The Apprentice with Donald Trump
Lots of people could feel housing getting pretty frothy. Somehow getting your 29 year old buddies approved for a $600K construction loan on stated income felt "off", but when in Rome, right?

I didn't like it - but there were more and more people getting in, so we kept going
I needed a pivot, and had met a guy a few years older than me doing commercial real estate. He was polished to my rough around the edges. He was connected and patient. I'm scrappy and forceful. We became fast friends.

I'd brag about houses selling for $100k profit.

Are you ready to scale up your real estate business for Good?

1. Start small - 1 unit of a not too expensive property option and put it to work

2. Reinvest the yield/profit to a bigger opportunity. Bigger could mean a different environment or yield opportunity

3. Switch into multi unit opportunities- could be residential or retail. Controlling more units means more profits with literally the same effort.

4. Upgrade into owning your own building or property fully. This is easier and more viable with mixed use commercial units.
Because you can now have your offices within the building at almost no cost to you.

If you choose to do same with residential units, it might be worthwhile to also live in one of the units
